Dallas-12/04/03-A Luxury Condo tower of 17-stories is proposed in the booming Uptown area adjacent to Federal Reserve Bank, called The Reserve Tower overlooking Woodall Rodgers Freeway. The ideal location makes it convenient to the nearby Arts District across Woodall Rodgers Freeway as well as the shops and restaurants along the McKinney Ave. trolley line, all this within walking distance. A Super Center Wal-Mart is proposed to be built a few blocks away as well, at Central Expressway. |

Fort Worth-10/22/03:
The 37-story tornado-damaged skyscraper, Bank One Tower in downtown Fort
Worth, gets new name and new life. Damaged skyscraper now called 'The
Tower' will cost $65 million for conversion into apartments and
condos.
When finished, The Tower will contain more than 300 apartments and condos above level five as well as shops, restaurants and some office space in the lower five floors of the new square base. At left is a photo taken two days after the tornado, at right is the new look scheduled to be completed by early 2005. |

| Dallas-8/01/03: Construction has begun on a 20-story high-rise called Prado at Ashton Place to contain 267 apartment units and is scheduled to be completed in 2005. The apartment tower will be located in the Uptown section at Cedar Springs near McKinnon just north from The Crescent complex. |

Dallas-06/18/03: Investors to get $3 million, City to help turn a bank into a hotel. Built in 1927 the 17-story former Dallas National Bank is located midway between the landmark Magnolia Building and Neiman Marcus on Commerce St. Public funding will be used to restore the facade of the building, improve the streetscape, clean up some environmental hazards and do part of the interior demolition. Investors hope to start work on the $11 million project by late this year or early 2004. |

Dallas-3/19/03 A Florida firm plans to construct the Waverly at Cityplace, a 20-story luxury residential tower on McKinney and Blackburn avenues just west of North Central Expressway. The tower's curving facade and cantilevered roofline will be a sharp contrast from the surrounding structures in the area. The tower will contain 72 loft-style units and 146 apartments are planned in adjoining 4-story buildings. Construction to start in May 2003. | Dallas-3/18/2002:
Historic downtown skyscraper to get new life; work is to start this April to
convert the 21-story Davis Building located at Main Street into loft apartments with street level
retail space. Built in 1926 the skyscraper was originally the
headquarters of Republic National Bank; later when the bank moved out in
the mid 1950s it was renamed the Davis Building. The building has been
empty for the last ten years. This classical-style
stone building has columns at front and a rooftop cupola. Some of the
redevelopment features will include improvements to the attached
Metropolitan Garage for parking to the apartment residents and guests. The
garage will include a rooftop sundeck, pool and hot tub, and a private
health club is planned for the basement.
Other downtown building conversions planned for loft apartments and retail include the 31-story Mercantile Building, the upper floors of the 5-story U. S. Post Office and the 36-story Republic Tower One is still a possibility. Recently completed was the 16-story 1505 Elm Street tower and several old buildings east of downtown in the Deep Ellum district. |
| Dallas-Construction is underway for an 11-story Hilton Suites Hotel next to The Galleria Mall. The 220,000-square foot building will have a full-height atrium and a stucco and glass facade. Other hotels by the same contractor include the 12-story Marriott Renaissance Hotel in suburban Richardson which was just completed and the 12-story Embassy Suites Hotel DFW Airport. |
| Plano / The Colony.-Austin Ranch development located in far west Plano and in the southeastern part of The Colony is more than 1900 acres of prime real estate between the Dallas North Tollway and Plano Parkway. Already the huge project is well on the way. Planned are corporate campuses, commercial office projects, multifamily and retail, with parks and waterways; in the rolling hills north of Dallas. It will eventually be home to more than 28,000 who will live and work there. |

Dallas-Construction
started fall of 2000 on the McKinney Avenue Lofts a high-rise
residential tower of 21-stories. Located in the Uptown area at
McKinney Ave and Harwood St. by the trolley line. The tower is
shaped like a stair-case and will feature two floors per unit and
provide resident services.

| Grapevine-Construction started summer of 2000 on a $400 million development called Gaylord Opryland Texas. The complex, located on 77 acres along the shores of Grapevine Lake and just northwest of DFW Airport, will take three years to complete. The heart of the Lone Star State-themed complex will be a 1,500-room rustic stone hotel with four acres of botanical gardens and waterscape, with simulation of the Rio Grande River. A reproduction of the Governor's Mansion, themed restaurants and shopping, with 36 holes of championship golf. The facility will include 400,000 square feet of convention, meeting and exhibition space, making it the biggest hotel and convention complex in the Dallas-Fort Worth area. | Irving-Construction started fall of 2000 on the Grand Treviso a 17-story luxury high-rise apartment tower in the heart of the Las Colinas area. This residential tower is by the same developer and architects of the Verona apartment tower which recently was completed next to the Galleria Mall. | Farmers Branch-Construction started in September of 2000 on the second phase of Chase International Plaza. It will include two office towers one at 15-stories(tower II) and the other at 13-stories(tower III). Both towers will add 756,000 square feet of space to be adjacent to the first tower, what was formerly called One International Place at Dallas North Tollway and Spring Valley Rd. This project is the largest Class A office project to start in 2000 for the Dallas area, completion is scheduled for early 2002. |
| Dallas-Ground breaking was in July of 2000 for the Vendome a high-rise luxury condo tower to rise 21-stories at the Turtle Creek area, located at Lemmon Ave. and Turtle Creek Blvd. The architecture for the condominium tower is European style similar to buildings found in Paris France. |
| Dallas-Construction has started on The Travis at Knox a 17-story high-rise apartment tower to be located at Travis St. just north of Knox St. The brick-and -stucco apartment tower will include a parking garage that will occupy the first six levels. |

| The Colony-Rumors
have been circulating around since May 2000 about a super high-rise
tower for The Colony, a suburb north of Dallas. The tower would
rise well over 100-stories at about 1655 feet high and would be the
world's tallest skyscraper. This tower project was not posted
earlier because few details were released and the developer has not come
through on the building's plans. The developer earlier this year had
purchased 329 acres off State Hwy 121 and Plano Parkway for the
development. They have several proposals similar to this one
around the world within the past two years, all with super high-rises
and no such project has ever started anywhere. The latest information
is; The Colony City Council has rejected the
zoning change for the super high-rise tower. Check earlier

Super Tall Tower Not Dead! The Colony-Oct. 24, 2000-The Super High-rise Tower at The Colony a suburb north of Dallas will be the world's tallest skyscraper. The project is not dead yet! The developer plans to resubmit to The Colony for a zoning change, and has approached the F. A. A. office in Fort Worth for height approval. Oct. 26, 2000 The Colony Courier-Leader . Dallas-A 10-story condo tower called Art House will be of concrete and glass with underground parking. The tower's roof will be decorated with elliptical lighted-glass screen. The tower to be located at Oak Lawn Ave. and Holland Ave. Developers plan to break ground by early 2000 with completion within a year. |
| Dallas-Another
high-rise condo tower planned for Uptown, near the southern
entrance to the Dallas North Tollway. This one to be called
Harwood Pointe it will rise 20-stories and will feature a hilltop view
overlooking Reverchon Park and the Market Center area along Stemmons
Freeway. The white stone and glass condo tower will contain
100 units and will rise above a three-story parking garage. The
site has been cleared and construction to start sometime in 2000.

Irving-Las Colinas Center will rise 22-stories and have 485,000 square feet of office space to be located at N. O'Connor Blvd. and E. Las Colinas Blvd. No construction date has been scheduled but this tower may start by late 2001. |

| Dallas-Two twin 15-story office towers planned on 12-acres which will include two smaller towers, residential towers and retail areas are also planned. This Uptown Project will be at Cedar Springs Rd. and McKinnon St. across the street from the Crescent Complex. This project has no start date at this time. |
| Addison-11-story Bent Tree Tower III planned at Dallas North Tollway and Westgrove area 16475 Dallas Parkway. Construction start has not been scheduled. |
| Dallas-Two
Uptown office towers planned at McKinnon Street and Randall Street near
the southern entrance to the Dallas North Tollway. Construction on the
first building, a 26-story tower will begin sometime in 2001 and
followed later by a 10-story tower. Together both towers will add about
500,000 square feet of office space to the popular Uptown Area.
Update! March 14, 2001: This project is now on definite hold, developer will not start until tenants are committed. |
| Richardson, Tx.-A 27-story office tower is planned at the Telecom Corridor in suburban Richardson near North Central Expressway and George Bush Tollway. Construction start date is not known on this project. |
| Dallas-05/22/02:A
Done Deal! The Dallas City Council voted Wednesday to approve a $43
million reimbursement to the Palladium Co. for public amenities within the
developer's proposed Victory project. The vote was 9-6. Palladium to start
construction soon on the $550 million mixed-use development.
Dallas- 4/01/02: The New York-based Palladium Co. plans to start construction this spring on the first phase of Victory, the 60-acre development that surrounds the new American Airlines Center. The $600 million mixed-use development would be created just north of the West End. The first phase will involve 20-acres and the overall project calls for a 400-room hotel, office building space, apartments, restaurants and retail stores. A major hurdle is yet to be resolved, the developer wants the City to help with costs; about $37 million to help with infrastructure for the development such as streets, parking and plazas. | Dallas-The
first high-rise office tower for the Victory Development will be a
30-story glass
and stone tower, it will have about 775,000 square feet
of office space and will cost around $100 million. The Victory Tower
will be located adjacent to the American Airlines Center Arena and will
be connected by an underground pedestrian tunnel. Early drawings
show the tower to be splitting into two connected towers at the top
floors and plans call for a beacon at the top of the tower.
Construction is to start late spring of 2001 with completion scheduled
for 2002. Other sources indicate Victory tower to be 40-stories.

| Dallas-The University of Texas Southwestern Medical Center is to add another Tower to their campus a 16-story research center. This project has been approved but construction is not until 2002. |

| Dallas-10-story condo tower called the Metropolitan is planned for the Uptown area at Akard St. and Cedar Springs Rd. The condo tower will feature a Georgian-Style exterior to be constructed of red brick and limestone with a metal mansard roof and two floors for parking at the lower levels. Work is expected to start this fall of 2001 with completion in late 2002. |
| Addison-3/18/2002: Two 16-story towers planned; apartment and condominium towers to be constructed at Village on the Parkway shopping center between Monfort Drive and the Dallas North Tollway near Beltline Rd. Construction is expected to start first on the luxury apartment tower called Andover Place sometime this year; next to Dallas Parkway. The condominium tower called Saint Tropez is to follow later at Monfort Drive depending how long it takes to pre-sell half of the condos. |

| Dallas-New $100 million Dallas Museum of Natural History to be built on a 10. 5 acre tract at the extreme northeast corner of downtown for the Arts District. The new museum will be 200,000 square feet, four times the current size at Fair Park, which was built in 1936. Some of the major plans call for the new museum to contain Interactive Exhibits, Digital Theater and Restaurants. Green space is essential as well and is to surround the 10. 5 acre site. Architect Frank Gehry has signed a letter of intent to design the new home for the museum. The building will join several other ambitious projects for the downtown Arts District, including Renzo Piano's Nasher Sculpture Garden and the proposed $250 million Dallas Center of the Performing Arts. |
| Big Stadium Visions:
If Mr. Jones has it his way, the Cowboys may move into a 100,000-seat stadium by 2006. The facility will have a natural grass field, a retractable roof and a surrounding entertainment district. The new stadium will be 2 million square feet, about twice the size of the 65,000-seat Texas Stadium in Irving, which cost 35-million to build in 1971. Today a stadium of Mr. Jones vision of 100,000 seats with a retractable roof could range well into the 475 to 550-million. Possible site locations include Arlington, north of I-30 between FM-157 and State Hwy-360, Irving near Texas Stadium or Fair Park in Dallas. If constructed by 2006, it could easily host the Super Bowl for 2007. Yes there is a proposal to redo the Cotton Bowl with a covered dome. The idea has been around for a long time since 1995 and is now awaiting the outcome of the Olympic Bid for 2012. Currently the stadium seats 75,000 for football and with the renovation project conversion to a domed stadium, it will only add 6,000 more seats and the cost could hit up to 200-million. For example, it may be more feasible to build a new stadium than having to renovate the existing Cotton Bowl into the Cotton Dome. The stadium may seat up to 85,000 have a retractable roof, the site to be adjacent to the Cotton Bowl. | Dallas -Santiago Calatrava to design the first of five proposed suspension bridges across the Trinity River. The first bridge, will link Woodall Rodgers Freeway on the Trinity's east bank to Singleton Boulevard and Beckley Avenue on the west bank, could start in 2003 with completion in 2006. | Dallas-Move over New York; Dallas Tunnel Project? A group of private investors are trying to build two tunnels to handle traffic through a congested northern portion of Dallas under Mockingbird Lane from Central Expressway (US 75) to Stemmons Freeway (IH-35E) and Carpenter Freeway (H-114) total length about 5 miles. It will be longer than the New York City Lincoln and Holland tunnels put together. The tollway is to include two tunnels with three lanes each to handle east and west traffic with major exits at Dallas Love Field Airport. The project will cost about $800 million and would take four years to build a study will be done first for feasibility. Other tunnels in the Dallas area include the NTTA Addison Airport Toll Tunnel and the 3 mile DART subway tunnel from east downtown to Mockingbird. DART also has plans for a 2 mile subway tunnel under Love Field Airport part of a new line that will include two new rail stations for the airport area. |

| Dallas-DART (Dallas Area Rapid Transit) $50 million Cityplace subway station was opened Dec. 18, 2000. Located ten stories underground from the 42-story Cityplace Tower and Central Expressway; the station is expected to draw 1,700 passengers each weekday. The east side entrance was opened from Cityplace Tower area and the west entrance across Central Expressway will open in late January. For more information see DART Cityplace Station. |
